A step-by-step guide to buying property in Dubai

Below is a step by step guide designed to walk you through the process of buying property in Dubai.

Documents required:

1.) The original identification documents of buyer and seller (Emirates ID, passport and visa)

2.) The original NOC issued by the developer

3.) Signed Contract F (MOU)

1.) Make an inquiry

2.) Negotiation

Property in the UAE can be purchased by paying in cash or applying for a mortgage. When agreeing to the terms of sale, ensure there are no misunderstandings between you and the seller over price, mode of payment or other factors.

3.) Agreement of Sale

Once you have found a property and the negotiation process is completed with the support of your SPI broker, the agreement of sale (or MoU) or Form F is the first step towards a formal contract. Once the contract is ready, both the buyer and the seller have to sign it before a witness at the Registration Trustee office. Usually, a deposit of 10 percent is also required as proof of commitment.

5.) No Objection Certificate (NOC)

Once the NOC has been issued by the seller from the developer, and after settling any outstanding fees, the ownership can now be officially transferred. This takes place at the Dubai Land Department office with both the buyer and seller present and a new title deed is then issued in the name of the buyer.
